Selling Your Home In The Summer
When the temperatures crank up to 100 and beyond it can be almost unbearable to venture outside. Parking lots sizzle and riding around in a hot car is the last thing on most people's mind. How can you get buyers to brave the heat and love your home?
What about that oasis of a backyard you have? How can you tempt buyers to not only view it, but enjoy it?
Selling in Summer has its downsides for sure, but it can also be a great time to showcase a lush garden, beautiful flower flower beds, and that in-ground pool. It's the season for entertaining, so let's get started.
First, make sure that your home is comfortable. This means cranking up the AC so that every room is cool. Tun on fans to help circulate the air. Buyers will be quick to notice any room that feels stuffy or hot. If you live in a home with no AC or in a climate where it's not needed, it's still important to make the temperature as comfortable as possible.
Open windows (invest in screens if needed) and turn on ceiling and attic fans. Every little effort counts. Be sure you're not adding to the heat by cooking with the oven in the hours prior to a showing. Cool is king during the Summer.
You may also consider having cold bottles of water ready for the buyers. Simply let your agent know that you'll be providing these. Perhaps set them out in a decorative bin filled with ice. Everyone loves a cool, refreshing drink on a hot day.
Second, stage your home for Summer living. Outdoor areas can be incredible selling points this season. Stage areas for entertaining, such as a grill with dining table and chairs. Set a tablescape, complete with placemats, cloth napkins and dinnerware. Add comfortable pillows and outdoor rugs.
Your yard should be well-maintained. Downed and broken limbs should be pruned away. Flower beds should be weeded and mulched. Decks and sidewalks should be power-washed to perfection.
You can continue to do Summer staging inside your home. Set up the mudroom with beautiful baskets for beach towels and flip-flops. Add a splash of beachy charm to bathrooms or living rooms by incorporating ocean blues and linen hues, along with woven accents.
Lastly, make your home appear a "must see" on the MLS. This means taking professional quality photos of those perfectly staged spaces. Make sure the details of your listing are entered correctly and that the listing is of a home you yourself would like to see.
